From early 2026, you’ll be able to build a small home (up to 70m²) without needing a building consent – as long as it meets a few simple requirements.

Important Update on Building Rules
At Unit2Go, we’re keeping a close eye on the recent rule changes relating to 70m² granny flats. As details are still unfolding, we’ll continue to update this page with the latest information as it becomes available.
While the new rules are designed to make it easier for Kiwis to build, there are still important conditions to meet. Be cautious of misinformation and builders who may cut corners, there is still red tape to navigate. Getting the right advice is key to making sure your project is a success.
What’s Changing?
A new nationwide rule is coming that allows you to build a small standalone home, often called a “granny flat” without going through the full building consent process.
To qualify:
- The home must be 70m² or smaller
-
It must meet the Building Code and have a straightforward design
-
It must be built or supervised by a licensed building practitioner
-
You’ll still need to notify your local council before and after building

What About Right Now?
Until the new rule kicks in, a building consent is still needed for a Unit2Go.
But don’t stress, our team handles that for you and makes the whole process smooth and simple.
Are There Still Council Fees?
Yes, councils can still charge infrastructure fees to help cover services like water, roads, and parks. These are usually part of a PIM (Project Information Memorandum).
We’ll help you understand and manage those too.

Why This Change Matters
This update is designed to:
-
Make it easier for Kiwis to add small homes to their properties
-

-
Speed up the building process
And while they’re often called “granny flats,” these homes are for anyone, from young adults and families to guests or rental tenants.
