The Auckland Unitary Plan has made adding second dwellings much simpler
Since the Auckland Unitary Plan was adopted in 2016, the number of brownfield building consents has been rising along with the total number of building consents.
Prior to the Unitary Plan, adding a second dwelling to your section required consent and could be costly. Now it is much easier to add a minor dwelling or even a second house to a section without subdividing or applying for resource consent in many places across Auckland.
The main beneficiaries of these changes are homeowners in the following zones:
- Single House Zone
- Mixed Housing Suburban Zone
- Mixed House Urban Zone
In the two mixed house zones, two properties can be built on the section as a matter of right. In the Single House Zone, a minor dwelling can be added as long it is under 65m2.
You still need to consider regulations
The Unitary Plan has reduced the need for resource consent. But you may still need building consent for your transportable unit. This can depend on things like how close to your section boundary the unit will be, the floor area and whether it is self-contained.
